Flipping houses has been easy and profitable with the market changes that have occurred. In order to understand how a Realtor will be able to help you flip the house you buy, it is necessary to understand what it takes to flip a house.

When you flip a house, you are purchasing a house that is in need for repair. This needs to be at a cost that is much lower, than the market in the area. Then you will set up the repairs and renovation. Finally you will sell the home for a much higher profit.

Depending on where you are making the real estate purchase, will determine the profit you could make. In California flipping a home successfully can make anywhere from $50,000-$150,000. However flipping a home in an area with a lower market can make more around $20,000-$30,000. This is where it is good to have a Realtor go over the options for finding homes that need repair, and the possible turn around.

A realtor will be able to help you look for houses that are selling for a dramatically lower cost. They will look for house that are going into or are in foreclosure. Also, your Realtor will look for houses that are being sold in distress, or sever life changes. This would include deaths, divorce, and immediate relocation due to jobs, late payments, and inability to pay the mortgage due to medical or other inevitable life circumstances.

Another option that a realtor can check into and you can also help is new homes that are just being built. These houses can be sold for less money, and you can finish the rest of the work on the house. This is an area where there is money to be made, because you are the one who will finish the work.

A good realtor will be able to help you search the market for good homes to purchase because they complete several different criteria before they suggest a purchase. This would include a market analysis, a property inspection and finally negotiations on the purchase.

Realtors also know of deals that are available at a much lower cost before the information hits the public market. Whereas as a buyer you may find a good deal by looking around. It is more likely that a Realtor will be more successful because they have better tools, contacts and expertise in this area.

You will also be able to have your Realtor assist you not only in the negotiations of the purchase of the house, but also, in the sell of the house. After you have completed the repair of the house, the Realtor can help show the property, negotiate the sell, and complete the paperwork.

The best way to start the process of flipping a house is to interview at least three Realtors if you do not have one lined up already. In the interview it will be important to discuss your intentions with the Realtors and make sure that they are able to help you find a house that is cheap. This can be due to repair and renovation, or need of completion.

You will want to negotiate the fees also. Since you are going to be doing part of the work yourself it may be possible to work in a lower percentage. Also, since the fees for the Realtor will likely be paid in the cost of the houses total sale price anyway, it is worth the work to find one to help. Finally they will also get to have the percentage from the sale, in addition to the purchase so they will make money in both areas.

If you want to be able to flip a house successfully it is a good idea to have a Realtor working with you to find the perfect house, and then resell it as quick as possible so not to cost you any of the profit you would make.
